Why Fascia and Soffits Matter

Fascia boards support your guttering and carry a surprising amount of weight during heavy rain. Soffits ventilate your roof space and stop pests getting in. When either fails, you can end up with damp, mould, rotten rafters, and failing gutters.

Signs It’s Time To Replace

  • Peeling, flaking or blistered paint that returns quickly after repainting

  • Soft spots, cracks or visible rot when you press the boards

  • Warped or wavy boards and visible gaps at joints

  • Persistent damp or mould patches inside at ceiling edges

  • Birds, wasps or rodents entering via eaves

  • Gutters sagging or pulling away because fixings no longer bite

Repair vs Replace

  • Repair if the damage is localised, the timber underneath is sound, and ventilation is adequate.

  • Replace if rot is widespread, boards are distorted, ventilation is poor, or you are repeatedly repainting.

Materials, Lifespan and Typical Costs

For most modern homes in the UK, uPVC replacement gives a clean look and low maintenance. Timber can look great on period properties but needs regular painting.
